About 14 York Street — Ice Condos | Ice Condos II
The Ice Condos are hard to miss with its 67-storey frame. Located at 12 York Street and 14 York Street, this property was completed in 2016 by Lanterra Developments, adding 1343 Toronto condos for sale to the CityPlace neighbourhood; though there are far fewer listed now than when initially completed.
Suites in this building range in size from 257 square feet to 1360 square feet. This complex has an above average Walk Score of 97 and an average demand ranking, based on Strata.ca stats. Maintenance fees are $0.89 per-square-foot, which is higher than the neighbourhood average of $0.82 per-square-foot.
The amenities here are quite expansive with a party room including kitchen and dining area, gym, indoor pool, and rooftop terrace. There’s a concierge, visitor parking, and children’s play area, too.
The Suites
Simple studio units start at around 300 square feet. But for those in need of a little more space, larger suites can span up to 1,400 square feet with three bedrooms plus a den.
Surprisingly, only half of the units at The Ice Condos contain private balconies. In fact, this was a design choice by Peter Clewes. It allows the exterior to appear as if it’s coiling around itself. While Clewes sacrificed the number of balconies in favour of aesthetics, this decision seems to have paid off, considering how fast the buildings sold out.
We’ve aggregated a number of additional stats. Here are some highlights:
In the past 12 months, 47 units have sold, and 193 have been rented. Meanwhile, property values here have decreased by 8.65%. Units have a medium likelihood of receiving more than one offer, and on average they sell for -2.39% below the listed price. Suites here have an average cost per-square-foot of $983 based on sales over the past 12 months, and the median time a unit spends on the market is 40 days.
Contributing to the building's popularity are the contemporary finishes, such as engineered hardwood floors, marble and porcelain accents, plus the sense of space created by 9-foot ceilings. While not as swanky as some luxury condos, there's plenty to love about these suites.
The Neighbourhood
This property is perfectly situated in the City Centre neighbourhood, and yet as close as it gets to the natural elements. Not only are these buildings minutes away from the shores of Lake Ontario, but parks also surround the residential complex, including Roundhouse Park and a number of green spaces along the water.
This is an excellent location for those who love to dine out, with great restaurants close by such as Hoops Sports Bar & Grill, Subway and e11even. If you enjoy grabbing coffee locally, then you’ll love the fact that you can walk less than 3 minutes to get to Starbucks, iQ FOOD CO., and Aroma Espresso Bar.
Grocery shopping can feel like a chore — but not when Longo's Maple Leaf Square, Sobeys Urban Fresh Queens Quay and Rabba Fine Foods are just an easy 8-minute walk away.
Many of the city’s major attractions are also within reach. Sports and entertainment venues, such as the Air Canada Centre and Rogers Centre are just around the corner, as well as the Four Seasons Centre for the Performing Arts, the CN Tower, and Ripley’s Aquarium.
Transportation
With a 97 walk score, public transit users can reach Union Station in just minutes. Drivers can easily travel along Toronto’s shoreline by hopping on the Gardiner, which can take you east to The Beaches or west to Etobicoke and eventually Mississauga.
