About 22 Shallmar Boulevard — Academy Arms
Backing right onto the lush landscapes of the Kay Gardner Beltline Trail, 22 Shallmar Boulevard is home to some beloved Toronto condos. Formerly an apartment building, the developers devoted to this building, along with State Building Group, converted it into the alluring Academy Arms Condos in 2006.
Standing at 9-storeys tall, 22 Shallmar’s conventional structure features bright brick cladding. And thanks to Atkins Architects who oversaw the site’s conversion, their many windows and glass balconies shine brilliantly, adorned with sleek steel accents.
Arguably the most attractive feature of these Toronto condos for sale is the verdant, green landscaping on site — the tall trees and flourishing flowers throughout the building’s grounds reflects the vibrancy of life found within. Furthermore, the entrance to the Academy arms complements this greenery well: the boldly articulated awning features a warm wood finish, plus some charming shrubbery on top.
After entering through this impressive entrance, residents have access to a sumptuous selection of amenities. To start, the building features an indoor pool as well as a sauna, offering those living here a place to relax at the end of a long day. Residents need not worry about finding parking either, as the building has its own underground lot with ample space for visitors as well.
The Suites
22 Shallmar Blvd contain 89 midtown Toronto condos, allowing a diverse community of happy residents to call this building home. The suites found within range in size from one bedroom homes that start at around 500 square feet to two bedroom units with dens which reach to over 1,900. What’s more, 22 Shallmar’s living spaces even extend out onto large private balconies.
Inside, the much-acclaimed Mike Niven Interior Design Studio outfitted the suites with their signature modern elegance. The suites’ spacious eat-in kitchens feature streamlined cabinetry and updated appliances, while the bathrooms are chic spaces whose clean designs make it easy to unwind.
Finally, even considering the tall trees that surround the property, these suites receive excellent exposure and an abundance of sunlight. In order to take advantage of the opportunity for natural lighting, these suites were outfitted with many large windows, which also serve to provide residents with great views including ones overlooking the beautiful Beltline Trail.
The Neighbourhood
For outdoorsy types, the natural landscapes of the Beltline Trail behind the building may very well be the highlight of the Forest Hill North neighbourhood. Urban explorers can follow the Beltline Trail all the way into the Don Valley if they so please. Alternatively, the Shallmar Parkette is down the street from the building, offering a quiet place to sit and soak up some sun.
Others, on the other hand, might be more impressed with the charming commercial options offered to those living in Forest Hill — there are exciting eateries and many shops close-by. Less than a ten-minute walk from 22 Shallmar, residents can find a diverse array of restaurants on Eglinton Avenue West. While the engaged community in this area strongly supports the many different chefs who set up shop in the Forest Hill neighbourhood, this part of Eglinton West is particularly well known for its Kosher cuisine.
Transportation
Getting around the city is a breeze for those living at 22 Shallmar Blvd — even for those who don’t drive. Following the restaurants along Eglinton West is the quickest way to the nearest subway station, Eglinton West. The station takes about fifteen minutes to walk to from the Academy Arms Condos.
Alternatively, the 7 bus passes right by the building, and frequently. This bus travels north and south on Bathurst, between Steeles Avenue at the city’s northern limit, and Bathurst Subway Station on Bloor Street West.
Last but not least, 22 Shallmar is an enviable location for those who drive. Bathurst is always a great option for getting around the immediate area, and when destinations are further away (such as in surrounding towns and suburbs), drivers can access the Allen Expressway from Eglinton West. Best of all, this highway typically takes less than five minutes to reach from the Academy Arms Condos.
