About 435 Richmond Street W — Fabrik Condos
Rising amongst the hustle and bustle of Queen West neighbourhood and the Entertainment District, one can see why Menkes, the developers behind the Fabrik Condos at 435 Richmond Street West, call their 17-storey building “iconic” — there may not be a more fashionable condominium in the city.
The Toronto-based Giannone Petricone Associates is to thank for the Fabrik Condos' distinct aesthetic. The building’s storm grey exterior brilliantly marries the bold mauve accents that are artfully arranged on the upper glass levels. And, perhaps inspired by 435's431 Richmond’s neighbourhood, a striking red cantilever whose winding form almost mirrors the lines of an excited pulse on a heart-monitor, giving the building a genuine sense of joyful design.
Though the saying is cliché, there is genuine substance behind Fabrik Condos' style. Jared Menkes, who led the family-run development firm’s project had ambitions for “creating something special out of everyday experiences.” Thanks to Giannone Petricone, the building might have even surpassed his ambitions.
The amenities will make wonderful additions to its residents’ lifestyles. The fitness facilities offer separate cardio and weight areas, and both are spacious and fully stocked with the state-of-the-art equipment. For pet lovers, the condos considerably contain a pet spa — especially useful after a day at the nearby St. James Playground’s enclosed dog park.
Those who love hosting friends and family will really enjoy living at 435 Richmond St W . They can invite friends over to their condo’s own lavish screening room, or enjoy the awesome eleventh-floor event room. It features a gas fireplace and a walk-out onto the opulent outdoor terrace.
The Suites
There are 171 units in the Fabrik Condos. From studios to three-bedroom plus dens, they range from approximately 350 to 1,800 square feet, meaning that Toronto condos for sale here are suited to a diverse range of people.
The units at 435 Richmond West are all chic and comfortable, and smart layouts take full advantage of their space. Stylish quartz countertops in the kitchen and marble in the bathroom exude sophistication, while stainless steel appliances are both elegant and easy to clean. Lastly, spectacular full-size windows circulate light and fresh air, while also providing captivating views of the city.
The Neighbourhood
Backing onto a photographer’s paradise, Graffiti Alley, the Fabrik Condos are in a spectacular part of the city. While the shopping around the corner on Queen Street West includes all the classic brands, towards West Queen West there are many independently-owned shops and — maybe most exciting — great groceries. A fully stocked Loblaws is just down the street at Portland and Queen.
Though there are many entertainment and cultural attractions in the area, residents will get to know 401 Richmond intimately. Originally home to the MacDonald Manufacturing Company, the heritage-designated building just across Spadina has become a veritable arts-and-culture hub.
401 Richmond houses dynamic and innovative artists, producers, and designers, whose studios, galleries and shops are wonderful places to visit. Its many festivals, exhibitions and showcases will fill residents’ schedules if they please.
Transportation
Living just south of the one of the city’s most popular intersections, Queen West and Spadina, means residents have a plethora of transportation options. In fact, two major streetcars are available just around the corner.
The 501 Queen streetcar runs east and west across the city, from the Long Branch Loop all the way to the Beaches. Its route also intersects with both the Osgoode and Queen subway stations. The 510 Spadina, on the other hand, heads north to Spadina Station, and, as it travels south, it passes along Queens Quay toward Union Station.
Residents who drive enjoy the area since both Queen and Spadina are major downtown Toronto arteries. For drivers with destinations outside of the core, they can reach the Gardiner Expressway in less than five minutes by riding along Spadina.
