Tower Hill Development Corp. must have had a psychic experience before choosing to construct Lawrence Park on Rosewell back in 2005 — or maybe the developer was simply well aware of Toronto housing trends. While 451 Rosewell Avenue and 485 Rosewell would have been a desirable place to live in the aughts, this pleasant neighbourhood has only become more popular since.
The red and yellow brick building at 451 and 485 Rosewell is short in stature, reaching to just 6 storeys. The condo’s footprint makes up for its height, however, with the two buildings accommodating a total of 336 midtown Toronto condos.
Residents living at Lawrence Park on Rosewell can enjoy the best of both worlds: they live amongst the serenity of a residential neighbourhood, while having access to all the amenities a condo can offer. This particular building boasts a party room and movie room, guest suites, a library, a gym, and a billiards room. Plus, there’s a concierge on site, underground parking with visitor spots, and even bicycle parking.
The Suites
While the abundance of schools within walking distance might attract families to 451 and 485 Rosewell, prospective buyers should note that the largest Toronto condos for sale cover just 1,200 square feet, and contain two bedrooms plus a den. Small families will be more than comfortable in the building’s bigger units, however, those planning on raising a small army here might want to think otherwise. And with studios starting at around 450 square feet, the building is surprisingly well suited to single professionals and couples without kids.
Prospective residents won’t find ultramodern interiors here, but rather just the right balance of modern and homey. Stainless steel appliances and hardwood flooring are the norm throughout the building, as are charming Juliette balconies.
The Neighbourhood
When walking along Rosewell Avenue, it’s easy to forget you’re just around the corner from the major intersection of Avenue Road and Lawrence. At Avenue and Lawrence, residents can find a large Shoppers Drug Mart, a recently renovated Pusateri’s, a Starbucks, and plenty of options for eating out.
Residents with kids have some great choices when it comes to schools in the Lytton Park & Allenby neighbourhood, whether they want to go the private or the public route. Those in favour of the former can send their children to the esteemed Havergal College Junior School and then Havergal College, while Glenview Senior Public School and Lawrence Park are TDSB schools that both happen to offer French Immersion.
Transportation
Driving around the immediate area is easy thanks to major roads like Avenue and Lawrence, both of which can be reached in just minutes from 451 and 485 Rosewell. Avenue Road can be used to reach the 401 to the north, while those heading into the downtown core can take Avenue until it turns into University, just south of Queen’s Park. Those heading east and west, on the other hand, can use Lawrence to reach their destinations.
Residents who prefer not to drive can walk to Lawrence Station on the Yonge subway line in just 15 minutes, or they can hop on the 52 Lawrence bus in order to save 5 minutes. A quick walk over to Avenue Road will land residents at a stop for the 61 Avenue Road bus, which carries passengers south toward Eglinton Station on the Yonge line.
