    Most professionals can’t remember the last time they were graded on a project, but Core Architects and Harhay Construction Limited got to relive that sweet feeling that accompanies receiving an A back in 2013. Shortly after the team produced this striking addition to complement the historical structure below, The Ninety at 90 Broadview Avenue obtained its more than passing grade in a review by Toronto Star architecture critic Christopher Hume.

    In a flourishing city, but one often conflicted at the prospect of redeveloping beloved neighbourhoods, the architects and design team behind the Ninety had their work cut out for them. Originally a Coca-Cola bottling plant circa 1933, the distinctive u-shaped building was given addons both behind and above the original structure, in order to conserve the Leslieville & South Riverdale neighbourhood’s curious character.

    Warehouse style, horizontal paned windows along the side of the new structure channel the plant’s industrial past, while modern glass encircles balconies that wrap themselves around the building. Additionally, the contrasting red brick and aluminum give the Ninety an updated feel.

    The Suites

    Moving past the polished black and gold-trimmed lobby, the soft lofts continue to embrace the industrial style within. Design features include 9 to 10 foot ceilings, open concept living spaces, and concrete walls and columns to boot.

    The 222 Toronto lofts found within range from approximately 400 to 1,200 square feet, and are situated across 8 storeys.     The Neighbourhood

    While a tree-filled courtyard offers a serene space for residents to relax away from the bustling city streets, the Don River and Lake Ontario ensure the area is as blue as it is green.

    Grassy hills along Broadview facing east over Riverdale Park are among the top sunset viewing spots in the city. The park itself is expansive, with space available for soccer, baseball, and ultimate frisbee games, a running track, tennis courts, an outdoor hockey rink, and a swimming pool. Slightly smaller but even closer is Jimmie Simpson Park, which still manages to boast an indoor swimming pool, various fitness classes, and summer camps for kids.

    For busier days, a quick coffee break at Rooster Coffee House allows for a guilt free way to stare into the skyline, even if just for a hot second.

    Transportation

    Walking or cycling along Queen street East is a great way to get around the area, which is densely populated by independent businesses. Bakeries, butchers, cheese shops, and small markets dot the street, making for vehicle-free grocery shopping that gives back to the community at the same time.

    The Don Valley Parkway is accessible within minutes from the Ninety, making trips out of the city a breeze with its connection to the 401. The Gardiner Expressway and Lakeshore Boulevard to the south are also fast-moving ways to navigate the downtown core.

    King and Queen streetcar stops are nearby 90 Broadview, delivering riders and residents alike to the subway in no time, from which the rest of the city is at their fingertips.
